Unincorporated plains community between DIA and the eastern prairie, the most rural metro address
Watkins is the most rural address in metro Denver: an unincorporated Adams County community of roughly 1,300 people about 25 miles east of the city, where wells, septic systems, and gravel roads are the norm. The paradox is the airport. DIA sits just 15 to 20 minutes away, closer than from any other community on this corridor.
The frame for buyers is land and solitude with a departure gate around the corner.
The median runs $400K to $500K as of 2026, nearly always on acreage parcels, slightly above Bennett and below Strasburg. Inventory stays very low, which is typical for a rural unincorporated area: homes come up when they come up.
Estimated monthly cost at the $450,000 median home price and a $500 car payment. Open the calculator to adjust for your situation.

This is open-prairie living. Front Range Airport, a general-aviation hub, is the main landmark, the Rocky Mountain Arsenal National Wildlife Refuge is 15 minutes away, and the draw is horse property, unobstructed mountain sunsets, and rock-bottom density.
Dining is a short list with real character: Lulu's Inn, a cook-your-own-steak patio with live music, plus Mi Tierra and Biscuits Cafe. There is no grocery, community center, or library in Watkins itself; Bennett, 10 minutes away, and Aurora, 15, fill those needs.
Watkins has no schools of its own. Students attend either Bennett 29J or Strasburg 31J depending on where the parcel sits, both rural districts rated B-minus and B. The district line runs through the community, so the specific parcel decides everything.
District boundaries are complex in Denver. Verify school assignment by address.
Watkins suits buyers who want acreage and quiet 15 minutes from a major airport and are comfortable supplying their own services. Nobody else on the corridor can make that offer.
The trade-offs amount to total rural self-reliance: no transit, no grocery, no community center or library, well-and-septic infrastructure, owner-maintained roads, and no local schools. Buyers set on maximum solitude with paradoxical airport access will find the metro's most rural option here; anyone who needs services close by should look to Bennett, Strasburg, or Aurora.
The effective property tax rate runs 0.49% to 0.81% depending on the parcel, and combined sales tax is 4.75% with no city tax. The rural realities do the budgeting: most homes run on private wells and septic with ongoing maintenance, there are no municipal services, and the county maintains only the major roads, leaving driveways and snow removal to the owner. Internet comes from limited Eastern Slope Rural Telephone fiber, Verizon 5G, or Starlink. Childcare is essentially absent locally, with zero to one provider.
