Denver Tech Center's home base, corporate campuses, luxury homes, and top schools
Greenwood Village sits about 12 miles south of Denver in Arapahoe County, a city of roughly 15,400 with a defining quirk of geography: most of the Denver Tech Center, corporate campuses included, sits inside its city limits. Few suburbs anywhere put this many homes within a five-minute drive of a Fortune 500 office.
The frame for buyers is the south metro's premium address. The No. 1 school district in Colorado, light rail at hand, and a commute that can shrink to a walk, all priced accordingly.
The median runs $900K to $1.2M as of 2026, the south metro's most expensive market by a wide margin. The spread is enormous: condos near the DTC start around $500K, while estates in The Preserve and the Cherry Hills Farm area clear $3M. Cost of living lands about 96% above the national average, almost entirely housing-driven, with the housing index sitting near 414.

The Tech Center anchors daily life, with Fortune 500 offices, dining, and networking inside city limits, and Fiddler's Green Amphitheatre brings 18,000-person concerts to the city's doorstep. Dining runs 200-plus restaurants deep, from Shanahan's Steakhouse to Saverina at Belleview Station and the Grange Food Hall, where Little Dry Creek Brewery pours.
Culture centers on the free-admission Curtis Center for the Arts and the Art On The Green Colorado art fair, with the Museum of Outdoor Arts collection scattered through public spaces. Grocery runs mean the DTC Whole Foods, a King Soopers, and a Trader Joe's nearby.
Every address in Greenwood Village falls within Cherry Creek School District, rated an A and ranked No. 1 in Colorado. The flagship is Cherry Creek High, an A+ campus with a national ranking to its name, and the A+ Campus Middle School keeps the pipeline strong.
District boundaries are complex in Denver. Verify school assignment by address.
The signature move here is the walk-to-work commute. Most DTC offices sit within city limits, so plenty of residents reach their desks in about five minutes. Three E Line light rail stations (Orchard, Arapahoe at Village Center, and DTC) serve the city, putting downtown Denver 20 to 25 minutes away off-peak. The residential streets spread out from there, with a Walk Score of 13, though the 71-mile High Line Canal Trail runs straight through town.
Greenwood Village fits buyers who work in the Tech Center and want the commute to nearly disappear, with the No. 1 Cherry Creek district, three rail stations, and premium housing wrapped around the office. On those terms it is the south metro's premier address.
The trade-offs are price and spread. This is the corridor's most expensive market by a wide margin, and away from the rail stations the low-density residential areas are firmly car-oriented. Buyers chasing value will find the same Cherry Creek district for hundreds of thousands less in Centennial; buyers set on walking to work will find exactly one city built for it.
The effective property tax rate is about 0.58% in Arapahoe County, and the city's own mill levy of 2.932 ranks among the lowest in metro Denver; combined sales tax is 7.25%. Water districts vary by address, so check before buying. Xcel handles power and gas, and internet runs from Comcast and CenturyLink up to business-grade DTC fiber. Childcare lands between $1,400 and $1,800 a month across 15-plus centers.
