The 16-block core of the Cherry Creek North Business Improvement District between 1st/3rd Avenue and University/Steele, Denver's densest concentration of upscale retail, dining, and luxury residential towers. The BID counts more than 160 shops and 50 restaurants, anchored by Fillmore Plaza (the pedestrianized block at 3rd & Fillmore), Clayton Lane's mixed-use complex, and multi-level luxury condominium buildings including NorthCreek, Laurel Cherry Creek, and the recently announced Four Seasons Private Residences at 215–231 N Detroit. Zoning is C-MX-5, permitting mixed-use buildings up to five stories across most of the district with select taller towers. Residents live directly above shops, coffee bars, and galleries; the Cherry Creek Sneak 5K and the annual July Cherry Creek Arts Festival draw 350,000+ visitors to these streets each year. This is a walk-to-everything core with some of the shortest commercial-to-residential distances in Denver.
