Cherry Creek's emerging redevelopment district, 12.86 acres at the southwest corner bounded by University Boulevard, 1st Avenue, the Cherry Creek Shopping Center, and the creek itself. East West Partners with Mortenson and Saunders Construction secured rezoning in 2024 and commenced demolition in early 2026, with phased delivery planned through 2029. The build-out will include 825 apartments (no for-sale condos per the ground lease with the Buell Foundation), 600,000 square feet of office space, 100,000 square feet of retail, and 4 acres of open space and public plazas. The developers have branded the project as a 15-minute neighborhood, everything within a quarter hour on foot. Residents will live immediately adjacent to the Cherry Creek Shopping Center on one side and the Cherry Creek Trail on the other, with direct connectivity to both the North BID retail core and downtown Denver via University Boulevard.
