East Wash Park

The premium half of Washington Park, east of the park between South Franklin Street and South University Boulevard. Lots run larger (5,000–7,500 square feet), setbacks are wider, and homes trend bigger: 1,800-to-3,200-square-foot Denver Squares, Tudors, and Colonials built between 1905 and 1950, many with original leaded glass, hardwood floors, and built-in cabinetry. Pop-tops and full gut-renovations have pushed the upper end well above a million dollars. Gaylord and Race streets are the signature corridors, double-wide tree canopy, brick walkways, and the kind of streetscape that draws walking-tour crowds. The small Bonnie Brae commercial node (ice cream, a tavern, a hardware store) sits at the southeast edge. Quieter and more residential than the west side, with a quiet residential feel and some of Denver's strongest property values.
