Scottish-named prairie town — new construction, I-76 growth, and Barr Lake access
Lochbuie is a fast-growing statutory town on the I-76 corridor, offering some of the Denver metro's most affordable new construction at a $480K–$495K median as of 2026. The town straddles Weld and Adams counties and has quadrupled in population since 2000, driven by DIA proximity (20 min via E-470) and the planned BNSF intermodal facility — a 2,700-acre logistics park set to open late 2026. Served by Weld County School District RE-1 (Niche C+) in the north and School District 27J (B−) in the south, with boundaries that split the town. Barr Lake State Park (2,700 acres, bald eagles, birding) is 6 miles south. The tradeoff: limited in-town amenities mean most shopping and dining trips go to Brighton, 10 minutes away.

Serves the southern portion of Lochbuie. Fast-growing district.
The median home price in Lochbuie is $480K–$495K as of 2026, with a price per square foot of approximately $224. Lochbuie has a large proportion of new construction, making it one of the most affordable options for new-build homes in the Denver metro. Prices have softened slightly year-over-year (-0.8% to -2.0%).
Lochbuie is split between two school districts: Weld County RE-1 (Niche C+) serves most of the town with Lochbuie Elementary and Weld Central Senior HS, while School District 27J (B−) serves the southern portion with Brighton HS and Prairie View HS. District boundaries divide the town — verify enrollment eligibility by address before purchasing.
Lochbuie is approximately 28 miles northeast of Downtown Denver via I-76 to I-25. Off-peak, the drive takes 30–40 minutes; during rush hour, expect 45–60 minutes. DIA is 20–25 minutes via E-470. Lochbuie is primarily car-dependent with a Walk Score of 3 and minimal RTD bus service.
Barr Lake State Park spans 2,700 acres just 6 miles south of Lochbuie and is a bald eagle nesting site with birding, fishing, and trails. Within town, Lochwood Park has sports fields, playgrounds, and walking trails, and there are 7 town parks with playgrounds across subdivisions. The South Platte River Trail and Cherry Creek Regional Trail are also accessible nearby.
BNSF Railway is building a massive 2,700-acre intermodal facility and logistics park along I-76, with up to 20 million square feet of industrial, warehouse, and distribution space. Originally scheduled for 2025, it is now slated to open late 2026. The project is expected to bring significant employment and economic activity to the I-76 corridor.
Lochbuie does not currently have a major grocery store within town limits. Brighton, 10–15 minutes away, has King Soopers, Walmart Supercenter, and Safeway. Most shopping, dining, and errands require a trip to Brighton or other nearby communities.
