Broadway Park / Alameda Station TOD
Baker's transit-oriented redevelopment zone — the 75-acre former Broadway Marketplace shopping center and surrounding parcels south of Alameda Avenue, being rebuilt block-by-block into a dense mixed-use district anchored by RTD's Alameda Station (C, D, E, F, H Lines plus six bus routes). Three major apartment communities have opened since 2015: Denizen (275 units, Denver's first market-rate LEED Platinum community, built on a former Park-n-Ride by D4 Urban), AMLI Broadway Park (373 units at 357 S Bannock with rooftop pool, 24/7 gym, and ~20,000 sq ft of ground-floor retail, leased 2024), and PDG Broadway Park (354 units at 190 W Alameda). Residents trade historic character for 2-minute walks to light rail, dedicated fitness amenities, and new-build finishes; rents at AMLI start around $1,647 for studios.
