The industrial and mixed-use corridor south of Alameda Avenue along I-25 — historically the working backbone of Baker and still home to warehouses, flex-space buildings, and light manufacturing. Notable sites include the former Sports Authority warehouse at 50 S Kalamath (sold for $16.5M in 2019) and the industrial cluster between Kalamath and Santa Fe. Phil Milstein Park, Baker's largest park at 5.48 acres, occupies the extreme northwest corner of this zone along the South Platte River, reachable only via the Platte River Trail bike/pedestrian path; the park was named for the urban planner who envisioned the 16th Street Mall. Residential stock is sparse — scattered cottages on quieter side streets, a handful of renovated duplexes, and a small amount of new townhome infill bleeding south from the Broadway Park redevelopment. This zone is a value entry point by Central Denver standards but carries I-25 noise and limited walkability outside of the Platte River Trail and the Broadway Park amenities.
