South Broadway "SoBo" Commercial Corridor
By Jessica Car · Updated April 2026
Baker's commercial spine along South Broadway from 6th Avenue to Mississippi, locally known as "SoBo" and long recognized as Denver's most concentrated live-music, vintage, and independent-bar corridor. The 1930 Art Deco Mayan Theatre at 110 Broadway anchors the north end as one of only three surviving Mayan Revival movie houses in the country, saved from demolition in the 1980s by a grassroots Friends of the Mayan campaign. Hi-Dive at 7 S Broadway has hosted indie, punk, and garage bands since 2003 and helped launch dozens of Colorado acts. Neighbors include Punch Bowl Social's 24,000-square-foot eatertainment complex at 65 Broadway, Historians Ale House's rooftop patio with Red Rocks views, Sputnik's mid-century bar, the Wax Trax Broadway Bazaar record-and-vintage store, and Antique Row's dozens of long-tenured dealers. Residential stock along the corridor is primarily loft condos, stacked-flat apartments above retail, and newer 3-story townhome infill on side streets. Walk Score for Baker overall is 84, one of the highest in Denver, and this zone drives that score. Loft-style condos at Baker Commons (277 Broadway) and similar conversions range from the $420Ks to mid-$900Ks depending on size and views.
