20th Avenue Corridor

The southern spine of Edgewater along 20th Avenue, historically a mix of duplexes, small ranches, and multi-family housing, now rapidly transforming with infill townhomes, scrape-and-rebuild projects, and the 76,000-square-foot Edgewater Public Market (opened 2019 in the former King Soopers building). Duplexes and townhomes dominate closer to 20th, while single-family cottages persist on quieter side streets. New construction targets Denver commuters with modern kitchens, compact lots, and RTD access. This corridor has seen the most dramatic change in Edgewater over the past decade, with gentrification pressures displacing some long-term renters.
