Denver's most active downtown-adjacent redevelopment zone, a 96-acre Urban Redevelopment Area designated by the City of Denver on June 27, 2011, spanning 26 blocks at the western edge of Five Points. Form-based D-AS-12+ and D-AS-20+ zoning adopted on August 23, 2016 set the stage for high-density mixed-use construction. The signature project is Alexan Arapahoe Square, a 13-story, 355-unit residential tower at 22nd & Welton that opened in the late 2010s. Affordable housing is also a key component: Renaissance Stout Street Lofts (78 units, 2014) and Legacy Lofts (98 units) are both income-restricted buildings developed under the URA framework. The district sits between the historic Welton Street cultural corridor to the east, Curtis Park Historic District to the north, and Downtown Denver to the south; residents can walk to Union Station in 15 minutes or reach the Welton L Line light rail in 5 minutes. Pricing is among the more accessible in Five Points due to the concentration of new-build and affordable stock.
