Whittier

By Jessica Car · Updated April 2026

The residential grid between Downing and York streets, roughly 25th to 32nd avenues. Whittier carries one of the widest housing-age mixes in Five Points: original 1890s Victorian cottages and Denver Squares sit next to 1950s brick ranches and 2010s–2020s modern townhomes, paired scrape-off infill commonly listing in the $650K–$800K range alongside unrenovated historic homes at lower price points. The Whittier ECE-8 school serves as a community anchor, and Manual High School's campus is at the western edge. Less commercially developed than the Welton or Ballpark zones, Whittier offers quiet tree-lined blocks with proximity to City Park (15-minute walk via 23rd Avenue), Uptown restaurants along 17th Avenue, and downtown via Downing Street. Strong bike infrastructure connects to the city trail network.
