Ballpark District
By Jessica Car · Updated April 2026
The western edge of Five Points immediately north and east of Coors Field, Denver's Ballpark Neighborhood Historic District, established in 2002 along the Larimer, Market, and Blake Street corridors. The neighborhood's defining landmarks are Coors Field itself (opened 1995, home of the Colorado Rockies) and two of Denver's oldest and most influential breweries: Wynkoop Brewing at 1634 18th Street (Colorado's oldest brewpub, founded 1988) and Great Divide Brewing at 2201 Arapahoe Street (founded 1994). McGregor Square opened in 2021 adjacent to the stadium with a hotel, restaurants, and event space, and the Dairy Block adds additional restaurant and boutique-hotel density nearby. Residential stock is dominated by loft conversions in historic late-1800s and early-1900s warehouse buildings (Stadium Lofts at 1900 16th Street, converted 2006; Watertower Lofts; Silver State Lofts; and Park Place Lofts) alongside modern mixed-use infill. Residents enjoy direct walking access to Union Station, Denver's downtown core, and the RTD 38th & Blake Station providing A Line service to DIA. Pricing runs from $400K studios to $1M+ for larger two-bedroom loft conversions with original timber-and-brick finishes.
