Park Hill's commercial spine, 23rd Avenue from Colorado Boulevard east to Quebec, lined with neighborhood restaurants, coffee shops, and small retailers that give the area its walkable village feel. Homes on the blocks immediately flanking 23rd are a mix of 1930s–50s bungalows and brick two-stories, with some condo conversions in former commercial buildings. The corridor is the social center of Park Hill: the annual Park Hill Home Tour draws thousands, weekend brunch lines form at Kaos Pizzeria, and the sidewalks see steady foot traffic between City Park and the residential blocks to the east. Pricing reflects a walkability premium over surrounding blocks, with the western end (closer to City Park) commanding higher prices. The former Park Hill Golf Course, south of 35th between Colorado and Dahlia, is a major redevelopment site that will reshape this corridor over the coming decade.
