Northeast Park Hill

Park Hill's most affordable and most rapidly changing zone, the blocks between 35th Avenue and I-70, historically underinvested but now seeing significant new energy. Housing is primarily 1950s–60s brick ranches and small split-levels, typically 900 to 1,600 square feet, with scattered newer infill townhomes on redeveloped lots. The Holly Square redevelopment at Holly Street and 33rd is the zone's anchor project, a mixed-use community hub replacing the former Holly Shopping Center. The redevelopment, led by the Holly Area Redevelopment Project (HARP), includes affordable housing, community spaces, and retail. Northeast Park Hill offers the lowest entry point in the neighborhood and proximity to Central Park's retail amenities along Quebec Street.
