The Villages is a 323-home patio-home enclave on the south side of Highlands Ranch Parkway, about a quarter mile west of Lucent Boulevard, built by Oakwood Homes between 1995 and 1997. Homes run about 1,300 to 2,200 square feet on lots near 0.08 acre, with tile or concrete roofs and driveways that share cul-de-sac courts between several houses. The Villages at Highlands Ranch Subassociation, formed in November 1995, covers the private pool, trash and recycling pickup, snow removal and landscaping, and HRCA bills these homes an administrative-only assessment rather than the full recreation assessment. Highlands Ranch Town Center is about half a mile east, Westridge Rec Center about half a mile west, and the Town Center park-n-ride on Blake Drive is a similar walk.
