Settlers Village is a townhome community of two- and three-story plans built between 1996 and 2000 near Lincoln Avenue and Quebec Street on the east side of Highlands Ranch. Units run from about 1,500 to 1,900 square feet above grade, most with basements that push finished space toward 2,600, and all with two-car attached garages. Sub-association dues of roughly $540 per month cover water, sewer, insurance, exterior maintenance, roofs, snow removal, and trash, plus a clubhouse, pool, hot tub, fitness room, and tennis courts, on top of the HRCA assessment. The Big Dry Creek Trail and the Cheese Ranch open space are within a short walk, the Links golf course is 1.3 miles away, and the Eastridge Recreation Center is the nearest HRCA center. Quebec Street reaches C-470 and I-25 in about 5 minutes each.
