Falcon Hills South is the early-1990s extension of Falcon Hills, laid out near University Boulevard and Venneford Ranch Road on the south side of the original enclave. Homes here were built between 1990 and 1995 on lots of 0.25 to 0.50 acres and run larger than the original Falcon Hills plans, with many above 5,000 square feet and five or more bedrooms, which is why the street posts some of the highest per-property values in Highlands Ranch. Mature landscaping and mountain views come with the elevation, and the sub-association fee runs roughly $130 a month on top of the HRCA assessment. C-470 is about 3 minutes north on University Boulevard, I-25 is about 10 minutes east, and Toepfer Park and the Falcon Hills open-space trails are the closest green space.
