Stratton Ridge is one of the earliest subdivisions in Highlands Ranch: 153 homes that Falcon Homes built between 1983 and 1992 in the northern part of the community, reached from Broadway. Lots run from a fifth to a third of an acre, larger than most later Highlands Ranch filings, and the two-story, ranch, and multi-level plans carry 2,600 to 3,700 square feet above grade with three-car garages; every home has a basement and most are walk-outs on the sloping cul-de-sac streets. Four decades of growth give the streets mature trees and the yards established landscaping, and recent sales have averaged about $1.2 million. Sand Creek Park and Toepfer Park are the nearest Metro District parks, the Eastridge Recreation Center is about 2 miles away, and C-470 is roughly 5 minutes north with I-25 about 10 minutes east.
