Sanford Homes built the 368 houses of Timberline Ridge between 1985 and 1993 on lots that run from about 5,000 square feet to a third of an acre, west of University Boulevard and Venneford Ranch Road. Plans are mostly two-story and multi-level, 2,300 to 4,650 finished square feet, and every home has a basement, most of them walk-outs. A private neighborhood pool sits about a block from most streets and is funded through the Timberline Neighborhood Association on top of HRCA dues. Cul-de-sacs back onto open-space corridors that tie into the Highlands Ranch trail system, with Toepfer Park, rebuilt in 2026 with a new playground and concrete trails, a short walk along Venneford Ranch Road. University Boulevard reaches C-470 in about 5 minutes and I-25 in about 10.
