Three builders filled this 430-home tract between 1995 and 2004, with U.S. Home, now part of Lennar, taking the largest share and Laureate and Dorian finishing the rest on lots of 7,000 square feet to a third of an acre. The street grid wraps the north and west sides of Bluffs Regional Park, so the 2.7-mile soft-surface loop and the ridge views open straight off the neighborhood edge instead of requiring a drive. The association handles road maintenance and snow plowing on the interior streets. Lincoln Avenue runs along the north boundary and carries east to I-25 in about two miles, while Quebec Street heads north to C-470.
