About 400 custom houses built from 1970 onward sit on lots of one to five acres between 5,800 and 7,000 feet, in unincorporated Boulder County rather than inside the city. Ponderosa pine covers most of the terrain, with Mount Sanitas Open Space and Sunshine Canyon below and Continental Divide views from the higher benches. Linden Drive is the main way in, rebuilt by Boulder County in 2016 at a cost of $1.3 million, with Lee Hill Road and Timber Lane as the other approaches. Downtown Boulder is 10 to 15 minutes down the hill. The all volunteer homeowners association suggests $125 a year, which funds forest mitigation and the quarterly Pine Brook Press.
