Sky Ranch lies outside Aurora's city limits: it is Pure Cycle's nearly 1,000-acre master plan in unincorporated Arapahoe County with Watkins 80137 addresses, laid out along Monaghan Road on the south side of I-70 near the Airpark Road interchange, about 3.5 miles east of E-470. Since 2018, D.R. Horton, KB Home, Lennar, Challenger, Taylor Morrison and Richmond American have built single-family homes and townhomes on 0.08 to 0.15-acre lots toward a planned 3,200 residences. Schooling runs through Bennett School District 29J, not Aurora Public Schools; Sky Ranch Academy, a K-8 charter that opened in 2023 at 849 North Carrie Street, now adding a grade a year, sits inside the community, while Bennett High School is about 13 miles east. Community parks, a playground and a planned trail system are the on-site amenities, and Gaylord Rockies and the DIA terminal are each about 8 miles north.
