Boyd Ponds is a 160-unit townhome community built between 2008 and 2015 just south of W 64th Avenue near Pike Street, with floor plans of 1,500 to 2,000 square feet above grade and an oversized, insulated two-car garage attached to each unit. An HOA managed by MSI handles roofs, exterior maintenance, grounds, water, sewer, trash, recycling and snow removal, and the community carries no metro-district tax. West Woods Golf Club, the city's 27-hole course at 6655 Quaker Street, opened with two Richard Phelps nines in 1994, added the Silo nine in 1999, and sits 1.3 miles away. The Ralston Creek Trail reaches its western end at W 64th Avenue near Highway 93, and the Van Bibber Creek Trail runs Ward Road to Indiana Street to the south. W 64th Avenue is the main link east toward Wadsworth-corridor bus service, and I-70 is about 10 minutes.
