Chatfield Bluffs runs as a narrow band of single-family homes, townhomes and condominiums along Ute Avenue just south of C-470, most of it built between 1995 and 2005 on lots of 4,000 to 8,000 square feet, with a newer Lokal Homes section added later. The whole plat is covenant controlled, with dues in the $60 to $130 a month range. The Hildebrand Ranch Park trailhead, the Jefferson County Open Space gateway to 1,671 acres of foothills grassland, is four tenths of a mile south, and Denver Botanic Gardens at Chatfield and Chatfield State Park are a few minutes east. Kipling Parkway is a third of a mile west and the C-470 ramps are closer still.
