Transit access + historic charm + varied dining
Littleton sits about 10 miles south of Denver and spans three counties (Arapahoe, Jefferson, and Douglas), but the thing that defines it is smaller than any county line: a genuine historic Main Street, the kind that grew on its own rather than arriving with a master plan.
The frame for buyers is unusual for the south metro: the corridor's most affordable entry with direct light rail, plus real downtown character and two state parks close enough to count as backyard.
The median runs $615K to $630K as of 2026, about $287 per square foot, which qualifies as affordable by south-metro standards, especially with rail in the bargain. One wrinkle comes with the territory: because the city spans three counties, property taxes and school assignment shift by address. Cost of living lands about 24% above the national average.

Historic Main Street is the heart of the operation: 150-plus restaurants and six-plus breweries (Breckenridge Brewery and Coal Mine Ave Brewing among them), anchored by Tony's Meat Market, the Italian deli that has been slicing since 1978, and the Melting Pot. Culture holds its own too. The Littleton Museum offers free admission, two working 1860s farms, and the distinction of being Colorado's first Smithsonian Affiliate, the Town Hall Arts Center stages shows in a 260-seat theater, and Western Welcome Week takes over each August.
The outdoor hand is one of the metro's strongest. Chatfield State Park brings 26 miles of trail, a swim beach, and a 69-acre dog park; Roxborough State Park supplies the dramatic red rock; and South Platte Park adds 880 acres and five lakes inside the city. Grocery depth is real: six King Soopers, Trader Joe's, Sprouts, and Tony's.
Littleton Public Schools carries an A rating and the No. 6 ranking in Colorado. Heritage and Arapahoe high schools both earn A grades with strong AP and STEM programs, and the historic Littleton High holds a B-plus. The three-county footprint means not every Littleton address feeds the same district, so the map matters here.
District boundaries are complex in Denver. Verify school assignment by address.
Littleton is the only south suburb with direct light rail. The D Line reaches downtown Denver in about 37 minutes, running every 15 minutes, while the off-peak drive takes 15 to 20. Downtown itself is genuinely walkable, and the trail network is among the metro's best threaded: the 71-mile High Line Canal, the South Platte River Trail, and the Mary Carter Greenway all pass through.
Littleton fits buyers who want the rail commute, a Main Street with actual history, top-rated schools, and Chatfield and Roxborough at the doorstep, all at the south metro's more affordable end.
The trade-offs are mostly administrative. The three-county footprint complicates taxes and school assignment enough to make address-level research essential, and walkability concentrates downtown while the rest of the city drives. Buyers who want a single-district, master-planned feel will weigh Highlands Ranch; buyers after character per dollar tend to end their search on Main Street.
The effective property tax rate runs 0.71 to 0.73% depending on the county, and combined sales tax spans 8.0 to 8.75%. Denver Water supplies the taps, Xcel handles power and gas, and internet includes Quantum Fiber (up to 8 Gbps) and Comcast. Childcare is comparatively accessible at $1,050 to $1,300 a month across 97-plus providers, with Colorado Universal Preschool available.
