Geos is a 28-home all-electric enclave southwest of Indiana Street and W 72nd Avenue, Colorado's first net-zero neighborhood, with its first house finished in 2017. Townhomes of about 1,800 square feet run on air-source heat pumps, detached houses of about 2,500 square feet use ground-source loops sunk 300 feet, each roof carries 4.5 to 6 kilowatts of solar, and Passive House envelopes cut demand to a quarter of code construction, so the average utility bill lands near $8 a month. Developer Norbert Klebl planned 282 homes on 25 acres; after the remaining land changed hands in 2020, Dream Finders Homes took over the newer phase and is building it with natural gas service. The site plan ties its paths to the Ralston Creek Trail, the city's 12.5-mile route from Gold Strike Park to Blunn Reservoir, and the Van Bibber Creek Trail runs Ward Road to Indiana Street about a mile south.
