Lakewood
Denver's western gateway, Bear Creek Lake, Casa Bonita, and light rail to downtown
Lakewood is Denver's western gateway and, at roughly 157,000 residents, Colorado's fifth-largest city. It runs from the urban-village core of Belmar all the way to the foothills edge near I-70, which means one city delivers both a walkable center and a 15-minute run to the mountains.
For buyers, the draw is mountain and downtown access, light rail, and a genuinely walkable core, all at the most affordable prices of any large west-side community.

Who Lakewood Fits
Lakewood fits buyers who want mountain access, rail to downtown, and an actual walkable core without Denver prices, in a city big enough to carry deep amenities. The September 2025 zoning change is a genuine wildcard that could expand housing options across the next decade.
The trade-off is variability. A 157,000-person city spans a wide range of neighborhood character and walkability, so block-level research matters more here than in a small suburb. Buyers who want west-side value with rail, a walkable village, and Bear Creek Lake at hand will find the corridor's most practical large-city choice; buyers after uniform character or a single quiet enclave should zero in on sub-areas like Green Mountain or Belmar.

What Homes Cost
Updated August 2026
The median runs $557K to $566K as of 2026, depending on the source, down about 2.6% year over year, at roughly $270 per square foot. That undercuts Golden ($850K) and Evergreen ($830K to $878K) by a wide margin, and the range inside the city is enormous: $300K condos up to $1M-plus homes in Solterra and on Green Mountain. The structural story to watch is zoning. Lakewood eliminated single-family-only zoning in September 2025, opening the door to duplexes, ADUs, and townhomes, a change that could reshape the market over the next 5 to 10 years.
